
As a roof approaches the end of its serviceable life, continued repairs can become impractical or uneconomical. Persistent water ingress, repeated repair failures, wet insulation, widespread membrane deterioration or defects within the supporting roof deck may indicate that complete replacement is required.
A detailed roof survey should be undertaken before deciding on the appropriate solution. Where serious deterioration is identified, a complete strip and renewal allows the existing roof covering to be removed and the supporting structure to be inspected. If the existing thermal insulation is wet, it will provide little or no thermal benefit and should be removed as part of the replacement works.
A new roofing system can then be installed in accordance with current project requirements and relevant standards. Replacing the roof also provides an opportunity to correct deficiencies within the original design. Improvements can include upgrading thermal insulation, forming more effective falls, improving rainwater drainage, renewing perimeter details and incorporating modern waterproofing systems with manufacturer-backed guarantees where applicable.
